Savills, one of the leading international real estate advisory firms, is looking for an Associate Director to join our Hotels Capital Markets team in Madrid.

The successful candidate will join a highly experienced team advising hotel owners, investors, developers and institutional capital on hotel investment and corporate finance transactions, with a focus on opportunities across Iberia.

The role combines transaction execution, financial analysis, business development and client relationship management, offering significant exposure to high-profile transactions and both national and international investors.

Key Responsibilities:

Hotel Transactions & M&A

• Lead and participate in the execution of hotel investment transactions, including the sale and acquisition of individual hotels and portfolios.

• Analyse and execute investment and divestment opportunities involving existing hotels, conversion opportunities, development projects, plots and operating platforms.

• Participate in M&A and corporate finance transactions across the Hospitality sector.

• Lead and support transaction processes from initial mandate through to closing, including strategy definition, investor approach, negotiations and due diligence coordination.

• Coordinate with internal and external advisors and participate in transaction documentation and closing processes.

Corporate Finance & Financial Analysis

• Develop and review financial models and perform economic and financial analysis of investment and divestment opportunities, including DCF, valuation, returns, scenario and sensitivity analysis.

• Analyse capital structures and investment scenarios, assessing their impact on value creation and investment returns.

• Participate in equity raising, joint venture structuring, debt advisory and other capital solutions within the Hospitality sector.

• Analyse operating performance, market fundamentals, comparable transactions and relevant investment metrics, preparing investment analysis and recommendations for clients and investors.

Business Development

• Contribute to the definition and implementation of the commercial strategy of the Hotels Capital Markets business.

• Identify and develop new business opportunities with hotel owners, institutional investors, private equity funds, family offices, developers, operators and other relevant market participants.

• Build and maintain strong, long-term relationships with existing and prospective clients and investors.

• Participate in business development initiatives, pitches and client proposals, including the preparation and delivery of commercial strategies.

• Monitor market trends, investment opportunities, potential sellers and sources of capital.

Team & Stakeholder Management

• Take ownership of assigned mandates and coordinate multiple workstreams and stakeholders throughout the transaction process.

• Provide guidance and mentoring to junior team members, contributing to their professional development.

• Work collaboratively with other Savills business lines, including Capital Markets, Corporate Finance, Debt Advisory, Valuations, Research and other specialist teams.

• Collaborate with Savills' international network on cross-border mandates and opportunities.

• Participate in client and transaction update meetings, ensuring effective communication and progress throughout each assignment.

Candidate Profile:

• 8+ years of relevant experience in Real Estate, Hotels, M&A, Corporate Finance, Investment Banking or Private Equity.

• Proven track record in real estate transactions, with hotel experience highly desirable.

• Strong financial modelling, valuation and investment analysis skills, with experience in M&A, equity raising, JV structuring and/or debt advisory.

• Strong commercial and business development mindset, with excellent client relationship, negotiation and communication skills.

• Ability to manage multiple projects and work effectively in a fast-paced, international environment.

• Degree in Business, Economics, Finance, Real Estate or related field; postgraduate qualification is a plus.

• Fluent in Spanish and English; French or German is a plus. Advanced Excel and PowerPoint skills.
